Edinburgh Property Finders do not act for sellers, which means we don’t charge sellers and we don’t randomly advertise, talk about or market your property. If you have a property you wish to sell and it matches the criteria of an Edinburgh Property Finders’ client, we can introduce them and negotiate directly with you, or through your solicitor, as part of one of our off market transactions. Our clients tend to make decisions quickly and because we are sometimes asked to purchase anonymously, there are few viewings. We can do any viewings for you, if you prefer. If both parties agree to proceed, we then offer to pay for a survey and valuation on which to base the negotiation expecting a deal to be agreed formally by a solicitor in a few days, even if you don’t want a quick entry date.

Our service therefore suits sellers preferring a discrete transaction professionally completed speedily with little cost and inconvenience but achieving at least market value as a selling price. (In some circumstances, our clients may be willing to pay a premium over and above the valuation in order to secure the property.) Sellers will still require a solicitor for the conveyancing part of the transaction.

Referral Service

If an open market sale suits you better, Edinburgh property finders can offer a free service which offers you the benefit of our knowledge of the property market and its players and can advise you on whom we think will do the most effective job for your type of property and circumstance. We can refer you to a surveyor, from whom we receive no commission, for a Home Report and we can also give guides on selling solicitors and estate agents.

Lettings service

In some circumstances, sellers may wish to consider renting their property rather than selling it as a way of achieving an income. For those wishing to investigate the rental potential of their property, Edinburgh Property Finders can offer advice. Edinburgh Property Finders can themselves offer either a setting up service or in some cases set up and full management service. If the property isn’t appropriate for our portfolio, we can suggest other letting agents we believe offer the same level of service as ourselves.
