Information for buyers
After a free consultation with Edinburgh Property Finders you may choose one or a combination of our three services. The fee structure is agreed accordingly but there is no pressure to proceed with any service at all if you feel you don’t need our help.
Off Market Service
Edinburgh Property Finders can provide an additional source of properties to those advertised on websites and with agents. We agree a specification, take a Retainer Fee, introduce you to properties, guide you through any negotiation to finalise a purchase and if successful, charge a pre-agreed Finder’s Fee. There’s never any pressure or sales pitch. You can also change your mind or revise the specification.
Open Market Service
Edinburgh Property Finders can assist locating a property to purchase but more valuably, can advise on current market conditions and tactics, help spot pitfalls and lead the negotiation with the selling agent who is, after all, acting on behalf of the seller, not the buyer. There is an initial Retainer Fee and on purchase, a lower pre-agreed Finder’s Fee to the one for the Off Market Service. This suits buyers who are confident in finding a property themselves but do not regularly work in the property market, so are not up to date with trends and tactics. It suits buyers short of time, from out of town, first time buyers and also those looking further ahead and considering the property in investment terms.
Referral Service
Edinburgh Property Finders offer a free service introducing contacts which may be relevant to other aspects of your property purchase. Over the years we have built a panel of trusted contacts with whom we’ve had positive dealings with respect to Mortgage advisors, Surveyors, Solicitors, Financial Advisors and Architects and so on. We have no commission agreements with these individuals and do not gain financially from referring business. Edinburgh Property Finders can also suggest selling solicitors, estate agents and letting agents if appropriate.
